If we act as our own contractor, how involved is the architect during permitting and construction?
That is a scope choice, not a given. Plans-only means you own field coordination; construction administration means the architect stays with the drawings through permitting and the job. Limited-scope work is appropriate when you accept that risk. We will say in the first meeting which engagement fits, rather than quietly hoping a stamp-only set behaves like full services.
How do you keep design from outrunning what we can build?
Budget talk starts in schematic design, ideally with a contractor at the table, and value engineering is a named activity rather than a last-minute cut. A percentage-of-construction fee can pull against that goal if finishes keep rising; fixed or hourly-with-gates may fit better when you are trying to hold cost. We would rather lose a fancy move on paper than discover it in a bid. Livability and neighborhood fit are the last things we would trade away.
